How’s the House Selling Going?

Some of you have been wandering where we are in the process of selling our house. We did “For Sale By Owner” for about a month last fall and then decided to let a realtor take care of showing the house. Well, after 6 months on the market our listing expired. We have debated on re-listing with a realtor, but after much thought we plan on trying For Sale By Owner again.

Who knows all that our home has to offer more than us, right?! Also, although we felt like our price was fair, we knew we may not get what we wanted in the current market. So, we’ve decided to wait until the warm weather shows back up and we will put our home back on the market then.
Because we already have big plans for what we will do as soon as the house sells, we are going to come down on our price in hopes that we can get to our plans sooner rather than later.
Also, we have done/are doing a few things to hopefully aid in a quick sale. First, as you know we bought a new couch to show that the living room is conducive to sitting a number of people.

Second, we will have the landscaping looking good, or at least alive. 🙂 Who’s house doesn’t look better with a plethora of greenery, right!?
Third, in the next couple of weeks we plan to lay down this!

Yes, we bought hardwood flooring to lay in the house. We thought the warmth of the wood grain (rather than the painted wood that we have now) would be appealing and hopefully put our house on someone’s wish list! Plus, we got a great deal at Lumber Liquidators! After we get the new flooring installed, basically everything in our home will be new- 2 bathrooms, a kitchen, electric, windows, plumbing, ect.

Although it would be awesome to be one of those bloggers who sold their house within a month of putting it on the market, we are confident that everything will happen in God’s perfect timing! He is in control and I’m very glad he is, because I’m sure I would make a mess out of things! 🙂

    It’s really hard to decouple your emotions from a home sale. Remember that this is a business transaction, and prices have been depressed worldwide…no matter how much you love your house. Also keep in mind that the Fed will stop buying bonds in the third quarter, which will most likely drive up interest rates. Dropping price now will draw buyers before a rate hike. Good luck!!

    We sold ours “for sale by owner” in one week but we used http://www.entourage1.com/ to help. We paid a flat fee and it got us into the mls…at the time I think it was about $400 which is much less than the 6% that a realtor gets! We also listed on craigslist and actually had people see the ad and then came to see our house. Just a suggestion 🙂 We sold it in one week so it worked out pretty. It’s based out of Oklahoma too! We then found a McGraw realtor to buy a house and she was wonderful and gave us some tips on paperwork when we were selling ours on our own. Your house is darling so it will sell 🙂

    Good luck selling your house! Your house looks great, the right buyer will come don’t worry. We just put our on the market last week and are hoping for the best! My husband has been transfered to Altus AFB to Altus, OK. Any Oklahoma info you could share would be great! Again, good luck with the sale.

    Good luck! I don’t have any selling tips, but I think the floors will look amazing! Your painted floors are fantastic, too, though. I wonder if there is a way to save them and repurpose the wood… (Can you tell I’ve gotten on a “use what you have” kick? haha)

    Hi Kara,
    We sold our first fixer-upper house last year..in just 8 days!!…we totally knew that only THAT could be done by GOD :)…anyways…we went through a Realtor..so this may make a difference if you’re doing sell by owner..but one thing that we did that helped…was giving a “Realtor bonus”…to the realtor of those buying…like a nice chunk of cash, it helped bring a lot of traffic, and eyes on our place…(because only the realtor sees it, so their buyers dont even know that they’re wanting them to buy it, so they get the bonus. ;)…we ended up having 3 offers on it on that 8th day…and we got more than we asked for…God truly made it HIS timing.
    No matter how things work out..what an encouragement to know that it’s already planned out for God, and we’re taken care of. 😀
